The apartments were very clean and very well taken care of. I do not mind noise as long as it stops by 1100pm or so, but some of the neighbors were very inconsiderate and like to play music and talk very load until wee hours of the morning. If the neighbors were a bit more considerate, 9920 apartments would get a five star from me. Thank you

The pricing is a tad higher than I expected for the west phoenix area. The water utility is listed on your monthly rental bill and the amount of water use gets shared between all tenants within your dwelling building. That was irritating to me, when my roommate and myself do not use much water between us, but it is what it is. Parking is difficult to find later in the evening. Also, they allow tow trucks to patrol their complex at all hours in order to tow residents or guest who do not park specific to the contract, without any warning. I completely understand not parking on the actual street curbs, but they will tow immediately if you back your car into a spot, without warning. Very frustrating, because I backed into a parking space in the phase-two open parking area when there were no signs posted in the phase-two parking locations about their enforcement of towing for that reason. Had no idea about parking backward and their strict tow away for it until it was too late and I had to pay the 120 to get it out, just for one night less than 24 hours being in pounded and made me late to work that morning. The staff in the office are wonderful and always helpful. We had neighbors with some loud cars due to upgraded exhaust, which their garage was located underneath my master bedroom. We got used to the noise, but some residents would not be able to deal with it when it occurs into late hours after 9pm. Just sharing my honest experiences for my first year being a resident. Maintenance are quick and friendly, they deserve a lot of recognition for their amazing and timely work Happy with the living situation and looking forward to the next year with 9920 Apartments.

Outside parking is a little difficult. One major compliant would be parking rules, some tents don't use their garage for parking and park outside which take up outside parking, some tents would park in front of their garage and block the walking path on the sidewalk, and some tents would have their guests park over 24 hours and a few days in the outside parking. If the parking rules were enforced more than parking wouldn't be annoying. But other than that it's still a good place to live and I would recommend people I know to live there if they're in the area.

There are no screens on the windows or doors so be mindful of that missing safety feature. Thick walls, friendly staff for the most part. Small details shed light on a potentially rushed project. Cracking tile grout and it's a new build. My infant had flooring in her mouth...smh. Another point of enterance would be nice too. OVERALL what you get for your money is well worth it. Minor changes, but great property.

The apartment is brand new with all new Samsung appliances. To include the washer and dryer, the fridge, the microwave and dishwasher. The master bedroom is extremely spacious and big enough to fit a king size bed and a couch. The master bathroom has two sinks with plenty of counter space along with a separate room for the toilet. The tub shower in the master bathroom is a big oval tub with lots of room for relaxing and enjoying a bath. The guest bedroom has lots of room as well. I have to twin beds in the room with a dresser and there is still lots of floor space leftover for toys and other things. The den is an open archway room that is perfect for putting a computer and bookshelves or making it into a toy room for the kids. it opens to the dining room but doesn't feel secluded from the rest of the house either. The kitchen has all brand new cabinets with lots of storage space and a huge pantry. The counter tops are all black marble and look beautiful. The kitchen is spacious and opens up to the living room and dining room. The overall layout of the apartment is very open and inviting for when you have guests over. The only real downfall of the apartment is that it echoes quite a bit in the dining room kitchen living room. You will definitely need lots of rugs to dampen the sound. Noise just reverberates off of all the tile. Also, the air intake in the guest bathroom is quite loud too. Its just white noise, but definitely need to keep the bathroom door closed when not being used. Overall, it is a pretty nice apartment and I would recommend it to anyone who is looking for a decent apartment.

There is not a whole lot of visitor or family parking availability. Location is good with quick access to the I-101. Maintenance is good and staff are friendly.
